An example of Steve’s proficient commercial capabilities is the leasing and sale of a vacant data center. Steve plugged us in with a network of brokers and agents and we were able to find a potential tenant within three months. He participated in the commercial terms discussion, drafted the LOI, drafted the Lease and helped coordinate the transaction resulting in a 15-year NNN Lease with an average annual rent of $691,000. Based on the lease, the property was sold for $13.5 MM at a 5% cap.

In terms of his legal acumen, Steve’s practical and logical approach in managing commercial disputes and risk management is refreshing, as he focuses on the real issues rather than getting stuck in the weeds. His ability to clearly communicate the issue, potential outcomes, and set strategy for the leadership team was effective and efficient Two examples are: He led negotiations with a fiber provider, where they claimed they were entitled to over $100,000 and resolved the issue by crafting a new long-term contract and a payout representing a small fraction of the claim. Steve was also able to resolve a property dispute that was headed toward litigation, by directly negotiating with the property owner rather than the management company, resulting in a favorable agreement for the company.

Between July 2007 and May 2008, I served as the interim Chief Executive Officer of Barnert Memorial Hospital.
